6 Steps to Buying Your Home

Step 1: You’ve found your dream home

This is the moment every future home owner feels the most excitement. You’ve just found the house you’ve been looking for and you want to move in, like, yesterday!While we encourage anyone thinking about buying a home to contact a conveyancer as soon as they can, this is usually the point when you’ll really be thinking about it. So, no more hesitation. Pick up the phone, jump onto our contact page or come and see us and let’s have a chat!

Step 2: Here comes the money stuff

You’ll start by signing and exchanging contracts and putting your deposit down so you’ll need to make sure you have all that in order. In the meantime, it’s time to finalise your finances and make sure your mortgage documents are in order.

Step 3: Behind the scenes

While you’re drumming up a decent collection of cardboard boxes and packing paper and organising all your stuff ready for the big move, we’ll be doing searches on the title, liaising with your bank, negotiating with the other parties’ conveyancer/solicitor, arranging settlement, and arranging to transfer council and water rates into your name.This is also where you need to be arranging to connect your utilities (electricity, gas, phone, internet, insurance) and letting people know of a change of address.

Step 4: Pre-settlement

You’ll need to arrange a pre-settlement inspection with your Real Estate Agent a day or so before settlement. Meanwhile, we’ll run through your settlement figures and make sure everything is as it should be!

Step 5: Settlement Day

The big day is here! Impero, your bank, the other side’s conveyancer/solicitor and their bank will all meet to hand over the necessary paperwork and cheques, using Pexa, an online process which minimises the manual processes and paperwork involved in property settlements. It also minimises the risk of errors and delays with booking in last minute settlements.

It all starts right here. When you know you’re ready to sell your property, reach out to us so we can help you prepare your contract. This is a key first step you’ll need to complete before your agent can market your property. Then the fun can begin!Once you’ve found your perfect buyer and they’ve made an offer you can’t say no to, you’re ready to move onto the next stage. Get back in touch with us and we’ll get the ball rolling with all the official paperwork.

Step 2: Clearing the mortgage

Here’s where you’ll speak with your mortgage company and finalise your discharge of mortgage documents with them, making sure everything is paid off and ready.

Step 3: Behind the scenes

Conveyancing is the term used for transferring the title of a property from one person to another. So, simply put, a conveyancer is the person who facilitates that transaction.

What makes us different from solicitors is that we only deal with property exchange and legislation, while solicitors typically deal with lots of other aspects of the law too.

In short, no.

A conveyancer can deal with every aspect of your transaction without the additional need of a solicitor.

That being said, there are some areas where you might need to consult a solicitor—such as in writing a will, if you haven’t done it already, or if an issue arose where you’d need to go to court, you would need a solicitor to act on your behalf. But the chances of that happening are incredibly minimal. With more than 20 years of experience, we’ve never had to deal with that issue yet!

While we’d love to be able to give you a specific figure, every transaction is unique and there are a lot of factors we have to consider before we can clearly outline the costs involved. We tailor our service to the properties involved and the needs of each transaction which is why we like to have a chat and ask you lots of questions about your situation to start with.
